What to expect when your home is being appraised.
The first thing we do is inspect the physical condition of your home.  Housekeeping issues, toys on the floor, or laundry yet to be done will not affect the appraisal - our focus is on the structure, condition and features of your home.

Next, we review your neighborhood for other homes that are similar to yours with regards to location, size, design and extra features.  These similar homes are called "Comps" (short for "Comparable Sales").  We also take into consideration features and upgrades that add value to the property, like fireplaces or recent improvements.

Then we are ready to compile this information into our report and submit it to your loan officer.  Soon after this, you should be contacted by your mortgage company, who will inform you of the results.

At Howell Appraisal Services, you can be assured that our appraisers are friendly, courteous and interested in providing any information you may need.  However, we ethically have a primary client relationship with your lender, technically requiring all our communications to go through your loan officer.   Still, feel free to ask questions while we are in your home.
